                           decision-making regarding needs and project scope.

                           At the earliest stage in the planning process - with brief, accurate, conceptual
                           information from engineers, contractors and suppliers - your space needs and
                           your management's technical input can be converted by the HGF, Inc. project
                           group into a Schematic Design with SCOPE OF WORK BUDGET (including
                           a project time-time schedule, suggested contract methods and estimated
                           construction payment schedule).

                           From this point, the HGF, Inc. project group can prepare the drawings and
                           documents necessary to employ the most appropriate  method of project
                           delivery, such as Design/Build with a Guaranteed Maximum Price, Lump Sum
                           Bid, Negotiated General Contractor Fee or any other of several specialized
                           contracting methods which we have used to best achieve a client's project
                           goals of QUALITY, TIME and BUDGET.
